Buyers Staying Cautious

The latest Mission real estate stats are in—and if you’re thinking about buying or selling, there’s a lot to unpack. Detached homes, townhomes, and apartments each moved in different directions this month.

Prices inched up slightly in some segments, while others continued to soften. Overall? It’s still a slower summer market, and strategy—not guesswork—is what’s making the difference.

🏡 Detached Homes – July 2025

Benchmark Price: $1,033,100 | Sales: 36 | Active Listings: 303
📉 Sales dipped slightly compared to June
📈 Benchmark price rose 0.6%
📈 Active listings up 4.1% from last month

📌 Detached inventory continues to build, while pricing remains fairly stable. With 8.4 months of inventory on the market, this segment leans toward buyers—but well-prepped homes are still moving.

🏘️  Townhomes – July 2025


Benchmark Price: $663,000 | Sales: 8 | Active Listings: 47
📈 Sales up slightly from June
📈 Price up 0.5% month-over-month
📈 Inventory up 6.8%

📌 The townhome market in Mission continues to feel the pressure. Higher inventory and fewer year-over-year sales mean sellers need to be sharper on pricing and presentation. Most buyers in this range are still comparison-shopping with Abbotsford.



🏢  Apartments – July 2025

Benchmark Price: $441,500 | Sales: 11 | Active Listings: 44
📈 Sales up 22.2% from June
📉 Price down 2.6%
📉 Listings down 10.2%

📌 Apartments saw a bump in activity this month, but pricing softened again. With 4.0 months of inventory, this is the closest to a balanced segment. Affordability could bring more buyers back here as we move into August.
