Mission Market Overview – August 2025
Mission’s market is showing a clear tilt toward buyers. Homes are still selling, but only when they’re priced and presented properly. The overpriced or underprepared ones are sitting.

Think of it this way: the gap between “sold” and “stale” has widened. Sellers who are realistic are making moves. Those who aren’t are stuck.

Detached Homes – August 2025
Detached homes are still the backbone of Mission’s market. August numbers looked like this:

Sales: 38 – up more than 50% compared to last year, slightly stronger than July

New Listings: 75 – more than last year, fewer than July

Active Listings: 293 – higher than last year, slightly lower than July

Benchmark Price: $1,025,400 – down 2% year-over-year, down 0.7% from July

What it means: detached homes are moving, but only when the math makes sense to buyers. Anything clearly overpriced is ignored. The buyers coming to Mission want space and lifestyle, but they won’t pay last year’s prices just because a seller hopes for them.

Townhomes – Why They’re Struggling
August townhome stats show the weakness in this segment:

Sales: 8 – flat compared to July, slightly higher than last year

New Listings: 17 – down from July, up from last year

Active Listings: 49 – up from last year

Benchmark Price: $656,500 – down 4.1% year-over-year, down 1% month-to-month

What it means: townhomes in Mission are under pressure. Buyers are comparing them to Abbotsford’s newer, amenity-rich options, and resale townhomes here don’t always stack up. Sellers need aggressive pricing and strong presentation, otherwise buyers just head down the highway.

Condos & Apartments – Small but Important
Mission’s condo market is smaller, but it matters for affordability:

Sales: 6 – up from last year, but down almost 50% from July

New Listings: 9 – sharply down from last year and July

Active Listings: 41 – up from last year, down slightly from July

Benchmark Price: $434,700 – down nearly 6% year-over-year, down 1.5% from July

What it means: with such a small number of sales, prices bounce around. But the trend is softening values. First-time buyers and downsizers are the main players here. Sellers need to stand out because buyers have options across the Valley.

Buyers vs. Sellers – Who Has the Edge?
Right now, buyers are holding more of the cards. Detached homes give them room to negotiate, townhomes are oversupplied, and condos are softening.
