The January 2026 numbers are in, and the story in Mission looks different from the broader Fraser Valley headlines.

Across the Fraser Valley, sales were down 24% year over year. Benchmark prices have now rolled back to spring 2021 levels, inventory remains elevated, and the region continues to sit in buyer’s-market territory.
That’s the regional picture. Mission told a slightly different story.

Buyers have more options, and properties are taking longer to sell compared to the peak years.

Mission Detached Homes – January 2026
Mission recorded 32 detached home sales in January.
That’s: Up from 26 sales in January 2025
Up from 21 sales in December 2025
The benchmark price came in at $948,500, down 6% year over year.
Active listings finished at 205, which puts detached homes at 5.4 months of inventory — much closer to balanced conditions than the broader Fraser Valley.

What’s driving that increase in sales?
Pricing adjustments.

With continued pressure on pricing, more sellers are aligning expectations with today’s market conditions. When homes are positioned correctly, buyers are stepping forward.

Mission Townhomes – January 2026
Townhomes saw 5 sales, down 16.7% from this time last year.
Benchmark price: $655,400, down 3.6% year over year
Active listings: 42
Months of inventory: 8.4 months
This segment continues to feel the impact of supply.

Mission — along with several nearby municipalities — has added a significant number of new townhome developments over the past few years. That additional inventory creates direct competition for resale units, especially older complexes. In this market, pricing and presentation matter.

Mission Apartments – January 2026
Apartments recorded 2 sales, unchanged from January 2025.
Benchmark price: $437,100, down 4.7% year over year
Active listings: 31
Months of inventory: 11.5 months
This remains the softest segment in Mission.
Buyers have significant choice, and resale apartments are competing with newer units, modern layouts, and developer incentives.

What’s Expected for 2026?
CMHC’s latest British Columbia outlook suggests:
Home sales may rise 5–10% across BC in 2026
Price growth is projected in the 1–3% range
Market direction remains sensitive to interest rates and economic conditions
This points to stabilization — not a dramatic rebound, and not a crash.

While the Fraser Valley overall saw a significant pullback in sales, Mission’s detached market showed stronger activity both month over month and year over year.
