Why Mission Was The Outlier
The Mission BC real estate market took an interesting turn in February 2026. While many Fraser Valley communities saw sales decline year over year, Mission recorded a noticeable increase in activity.
In February 2026, 34 homes sold in Mission, compared to 23 in February 2025. That works out to a 48% year-over-year increase in sales.
On the surface, that may sound like the market suddenly picked up. But when you look at the actual properties that sold, the picture is more measured than that.
A number of February sales happened after meaningful price adjustments. That suggests buyers are still active, but they’re responding to homes that are priced in line with today’s market rather than simply absorbing whatever comes up for sale.
What Sold in Mission in February 2026
One of the clearest ways to understand the Mission BC housing market is to look beyond the headline numbers and study the homes that actually sold.
This month’s sales included detached homes across a broad range of price points, from more affordable properties to larger homes and acreages. Townhome sales included both older developments and newer 3-bedroom units, while condos remained the most affordable segment of the local market.
That mix tells us buyers are still active in several parts of the market, but price sensitivity remains a major factor.
Price Reductions Matter in This Market
One of the strongest patterns in February was the role price reductions played in getting deals together.
Across multiple price ranges, some homes sold for tens of thousands below their original asking price. In a few cases, the gap was even larger. That does not mean buyers have disappeared. It means sellers who adjust to market conditions are giving themselves a much better chance of selling.
In a market like this, strategy matters. Homes that are overpriced can sit, while well-positioned listings are still finding buyers.
What This Means for Buyers and Sellers in Mission BC
For sellers, the message is fairly clear: this is still a market where pricing, presentation, and timing all matter. Buyers are watching value closely, and they have more choice than they did in tighter market conditions.
For buyers, there is still opportunity. More selection across the Fraser Valley gives buyers room to compare options, negotiate more confidently, and move when the right property comes along.
The February numbers gave us an interesting snapshot of the Mission BC real estate market. Sales were higher than the same time last year, but when you look at the individual transactions, it’s clear that pricing and seller motivation played a significant role in which homes actually sold.
