Mission Market Update March 2026

After 11 months are we seeing a shift.

March 2026 brought a small but notable change across the Fraser Valley, with benchmark prices ticking up slightly. It’s not a surge—and it’s not a recovery—but it could be the first sign that the market is starting to stabilize.
The bigger question is: what does that actually mean if you live in Mission, BC?

What’s Happening in the Fraser Valley
Across the Fraser Valley, prices edged up just 0.3% in March, ending a long stretch of monthly declines.
At the same time:
  • Sales increased slightly with the start of the spring market
  • Inventory remains about 50% above the 10-year average
  • Buyers are still in a strong negotiating position
  • This is not a hot market.
  • It’s a market that’s trying to find its footing.

Mission BC Real Estate Market – March 2026
  • Here in Mission, the numbers tell a very specific story.
  • 37 total sales across all property types
  • Prices holding steady month-over-month
  • Inventory continuing to climb
  • This is not the fast-moving spring market many were expecting.
  • Activity is steady—but cautious.

Detached Homes in Mission
  • Detached homes remain the most active segment.
  • Benchmark price: $955,200
  • Up slightly month-over-month
  • Down approximately 9% year-over-year
  • Inventory is building, with about 8.5 months of supply, and homes are taking longer to sell—typically 35 to 75 days based on current activity.
One of the most important trends right now:

price reductions are common across multiple price ranges.
  • Even well-priced homes are adjusting to meet buyer expectations.
  • What’s Actually Selling (and What Isn’t)
  • Looking at March sales in Mission:
  • Under $500K → primarily mobile homes
  • $500K–$900K → modest homes, many under $800K
  • $900K–$1.2M → newer homes, but often with price reductions
  • $1.2M+ → larger homes, some significant price adjustments

Townhomes and Condos
  • These segments continue to lag.
  • Townhomes:
  • Benchmark: ~$650,000
  • Sales down month-over-month
  • Inventory rising

Apartments:
  • Benchmark: ~$427,000
  • Only 1 sale in March
  • Inventory up significantly
For buyers,
there is opportunity here.
For sellers, pricing and strategy matter more than ever.

What This Means If You’re Selling in Mission
This market is not about timing the “perfect moment.”
It’s about:
Pricing accurately from the start
Understanding current buyer behavior
Being prepared for longer timelines

Final Thoughts
The March numbers suggest we may be entering a more stable phase—but stability doesn’t mean strength.
  • Buyers still have leverage.
  • Inventory is still high.
  • And expectations need to be realistic.
If you’re planning to sell in Mission, BC this year, the strategy you use now matters more than ever
