When is the best time to list my house in Mission?

If you’re thinking of selling, you’ve probably wondered whether to list now or wait until spring. What’s happening in Mission, how much preparation your home needs, and your own plans all affect that decision.

Is spring the best time to sell?

Spring can be a good time to list, but it isn’t always the best choice. More buyers may be looking, but more homes can come up for sale too. The extra buyer activity helps, but you could also face more competition from other sellers. I wouldn’t suggest waiting until spring without checking whether that delay makes sense for your home and your plans.

Can I sell in fall or winter?

Yes. Buyers purchase homes throughout the year, so you don’t have to wait for spring. Shorter days and wet weather take some planning for photos and showings. Depending on your neighbourhood and property type, you could also have fewer competing homes for sale. If your home is ready and you want to move, fall or winter is worth considering.

Should I wait for prices to go up?

Waiting doesn’t guarantee you’ll sell for more. Prices could rise, stay much the same, or fall. In the meantime, you’ll still be paying the costs of owning your home.
If you’re buying another property, its price could change too. Selling for more doesn’t necessarily put you ahead if the home you want also becomes more expensive.
We need to consider what you could gain by waiting, what it would cost, and how it would affect your next purchase.

What if I need time to get my home ready?

Give yourself time to prepare. You don’t need to rush just to list in a particular month. I can help you choose which jobs to tackle before we arrange photography and put your home on the market. We’ll make a manageable plan so you know what needs doing and when.

What if I have a deadline to move?

A job change, a family move, or a home you’ve already purchased can affect when we need to list. We need to allow time to find a buyer and work through an offer. We’ll also need to negotiate when the sale completes and when you hand over the keys. Starting early gives us more room to work with your deadline, although we can’t guarantee when an offer will come.
